Vacation Rental Agreement

HEREIN IS A VACATION RENTAL AGREEMENT, WHICH ABIDES UNDER THE LAWS OF THE COUNTRY OF COSTA RICA.

YOUR AGREEMENT ON THIS DOCUMENT OR PAYMENT OF MONEY AND TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THIS AGREEMENT IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

Description: As mentioned in the house description

Number of renters –No more than specified in the house description  

A SECURITY DEPOSIT of US$500 is required and must be paid in cash when the renter arrives which will be held by Owner until the rental unit is checked for damages upon check-out.  A Cash Security Deposit is refunded at point of departure if there are no damages. Tenants are responsible for any and all damage that occurs during their occupancies (other than normal wear and tear). Tenants shall pay all damages (including legal fees) in excess of Security Deposit.

CANCELLATION: Owner guarantees occupancy of the specified rental homes for the specified time period and tenant guarantees payment for this specified period. Should the tenant have to cancel for any reason, Owner must be able to re-rent the property for the specified dates of occupancy for any monies to be refundable. If and only if able to re-rent the property, 50% of monies will be refunded less a $500 cancellation fee.  All cancellation requests should be done in writing as soon as possible and emailed to Owner.

CHECK IN/CHECK OUT: Check in times is between 14:00 pm and 8:00 p.m. If there are any last minute delays please contact Hanit directly on: (+506) 88545858 cell phone. Check out is before 11:00 a.m. of the date of departure.

GROUPS: Occupancy is limited to the stated occupancy on Agreement. Over-occupancy is considered a SERIOUS VIOLATION of this lease.

CONDITION OF PROPERTY: Owner makes every effort to provide accurate information about the rental property.  If we have not heard from you within one hour of check-in, we will assume that you are satisfied with the cleanliness of the home.

REPAIRS & SERVICE CALLS: Please notify owner immediately if damages are noticed or a repair is in order. All efforts will be made to expedite needed repairs, but no refunds will be made for mechanical failures of AIR CONDITIONING, appliances/electronics, interruption/loss of utilities. Authorized repairmen have the legal right to enter the property as required to accomplish needed repairs even if the service call was made prior to your arrival.

Tenant Duties: Tenant agrees to indemnify and hold harmless the owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause unless caused by negligent or willful act of owner. Tenant agrees that the owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations or improvement thereto as the owner may deem appropriate. Tenant shall not assign this Agreement or sublet the Premises in whole or part without written permission of Owner.
